What is involved in a Fire Sprinkler Service?
The level and scope of maintenance in a fire sprinkler service varies depending on the system type. The procedure can take anywhere from 45 minutes on a domestic property to a full day on a residential care home. A typical service includes the the following safety checks:

Pressure & flow of the water supply,
Linked alarms are tested,

Servicing, maintenance and testing of fire safety equipment is an essential service and we are dedicated to continuing to deliver this, while doing everything we can to limit the spread of COVID-19.

We have been closely studying the government guidelines, and establishing best practice for our business in these challenging times. The situation is constantly changing and we are adapting every day but we wanted to update our clients on how we anticipate operating in the coming weeks and months.

We Are Open

We are open – working from home – to take your calls and discuss your requirements and how we can be of service. We will be quoting, planning and scheduling work for the most appropriate time. During the next three weeks of lock down we will be available to go on site for urgent work to repair and maintain dry risers, fire sprinklers, hydrants, fire hose reels and fire extinguishers. Other non-urgent work will be scheduled for delivery after the lock down period when restrictions are eased.

How Are We Working

We have established guidelines for working on site at this time, in summary, these include:

• All paper work delivered digitally including quotes, certification etc.
• Avoid face to face contact, use telephone or video communications wherever possible.
• Engineers and all staff self-isolating at home if any signs of infection – as per government guidelines.
• Respect all government guidelines at all times on social distancing including maintaining at least 2m distance from clients at all times.
• All engineers are equipped with hand and surface sanitiser.
• Wash or sanitise hands before and after each site visit and periodically during the intervention.
• Wipe down and sanitise any surfaces we may be required to touch at the client’s site during delivery of our services, both before and after the intervention.
• Avoid or minimise entering buildings, offices etc. Much of our work can be undertaken without ever entering a client’s building. In other instances we only need access to the lobby, corridor or less well used areas of the building. We will always keep our presence in a building to the minimum necessary to ensure your fire safety equipment is tested and certified to the required standard.

It is the responsibility of the property owner to get the fire sprinkler regularly serviced (usually annually) by a competent person and be able to produce a valid certificate of conformity.

The British Standard and Approved Document B both advise the use of a third party accredited service company to carry out these inspections. Maintenance of the system might be a legal requirement in some circumstances and may also be a requirement of the building fire strategy.

What is the legal requirement for testing fire sprinklers?

Failure to maintain life safety equipment that did not activate can result in criminal proceedings under The Regulatory Reform (Fire Safety) Order 2005 England and Wales or The Fire Safety (Scotland) Regulations 2006.

Fire Sprinkler Inspection and test procedures

The sprinkler system should be subject to an annual inspection and test by a competent person, as follows.

• The system should be inspected to determine whether all components are functioning as designed. It is often necessary for the test engineer to get copies of the as installed design pressure and flow for the system, at the test points, before testing begins,
• The entire sprinkler system should be inspected for leaks.
• Any or all modifications to the sprinkler system should be inspected to ensure they have been carried out in accordance with the standard.
• If there has been an increase in fire loading or change in occupancy or purpose an assessment should be carried out to confirm the category of system.
• The sprinkler and cover plates should be inspected to determine whether they have been tampered with or whether their spray pattern has been impeded. Sprinkler head and cover is one of the main items for inspection. With the increase in the number of concealed sprinklers being installed the risk of failure due to cover issues has increased. For example have they been painted over.
• Valves should be exercised to ensure free movement and any locking mechanism should be checked and reinstated.
• The test valve should be operated to determine whether the system’s design flow rate and pressure, as hydraulically calculated, is achieved.
• Alarms should be tested to ensure they are function as designed.
• Backflow prevention devices should be maintained in accordance with manufacturers recommendations or BSEN 806-5.
• Any remote monitoring arrangements should be tested to determine whether they are being transmitted and received correctly.
• Where trace heating is installed, its operation should be checked.

Fire Sprinkler Test Requirements

Fire Sprinkler systems installed in accordance with BS9251:2014 are designed and installed as a measure for the protection of life in the event of a fire. Ensuring that the sprinkler system is maintained and fit for purpose when needed to detect and protect against fire 24 hours a day, 365 days per year is important.

The Engineers were out in Bristol this week Fire Sprinkler testing. They conducted a total of 2 No. Flow tests and 2 No. Pressure tests. This together with visuals in each of the flats in the category 1 apartment block ensured compliance.

There was 12 apartments in total served by 7 pendant style Sprinkler heads each apartment. Checks were made to ensure they were free of obstruction, weren’t painted or plastered over.
